Kickstart Your Real Estate Journey: A Clear Roadmap for New Agents

Starting a career in real estate is exciting—it’s a field full of opportunity, growth, and the chance to build wealth while helping people achieve one of life’s biggest milestones: owning a home. But like any worthwhile journey, success in real estate doesn’t happen overnight. It requires preparation, persistence, and following the right process.

You just finish joining Truly Wealthy Realty’s Business Presentation and now want to pursue a career in real estate. What’s next?

Here are TWR Group, we have a 5-step process to get you started with your real estate career.

1.      Contract signing + Attend the TWR Onboarding & Licensing Training

Starting a real estate career can feel overwhelming, especially with all the rules, requirements, and responsibilities that come with it. At TWR Group, we believe that the best way to set our agents up for long-term success is to start strong—with proper onboarding, clear guidance, and an emphasis on compliance. Before everything else, new agents need to submit a signed contract to mark their commitment to being part of TWR Group. This will make our partnership official. Make sure to read thru the contract carefully and let us know if you have any questions.

Next is to attend the TWR Onboarding & Licensing Training. This is a training that walks every new agent through our processes, rules, and the professional standards that guide the way we do business.

Why Onboarding Matters

In real estate, your reputation is everything. From the very first client interaction, you’re not just selling property—you’re building credibility and being a TWR Agent, everything you do reflects on the realty. Our onboarding process ensures that every agent is equipped with:

  • An understanding of industry rules and regulations – so you operate within the law and uphold ethical standards.
  • TWR’s internal policies – designed to promote teamwork, accountability, and consistent service across all our teams.
  • Professionalism in practice – from handling client inquiries to managing documents, contracts, and transactions properly.

One of the most important steps in the Philippines is to comply with PRC licensing requirements. Whether you’re starting as a real estate salesperson or planning to become a broker later on, being licensed ensures you’re working legally and professionally. At Truly Wealthy Realty, we emphasize compliance because credibility and integrity are the cornerstones of success in this business. This isn’t just about following the law—it’s about earning trust. By taking PRC licensing requirements and professional guidelines seriously, we show clients, partners, and developers that TWR agents are reliable, credible, and committed to doing business the right way.

Compliance also protects you as an agent. With proper onboarding, you’ll know how to avoid costly mistakes, handle transactions correctly, and maintain good standing in the industry.

2.     Update your Social Media Accounts

We now live in a world where most people spend time online. In today’s digital-first world, your online presence is often your first impression. Clients are likely to search your name before they ever meet you in person. That means your Facebook, Instagram, LinkedIn—or even TikTok—can either help you build trust or make potential clients look elsewhere.

One of the fastest ways to inform people that you’re now a real estate agent is to update your social media accounts to reflect this. Doing so ensures clients see you as a professional who takes their career seriously. A clean profile picture, updated bio, and consistent branding immediately set you apart from the average agent.

TWR has a Facebook cover photo that you can use – upload it to your Facebook profile and update your information to add Real Estate Agent at Truly Wealthy Realty. Use the same profile picture and cover photo across platforms to make you recognizable. Incorporate your TWR brand colors – Purple, white and gold and logo-  to create a polished, professional look. We also schedule photo shoots for new agents with our Media Team, so if we release a schedule for a shoot, make sure to save the date so we can take professional photos of you that you can use for your social media accounts.

3.     Sign up to Nurtureyourleads.com – your Online Sales Assistant.

In real estate, relationships are everything. But managing dozens—or even hundreds—of leads, follow-ups, listings, and transactions can quickly get overwhelming. This is where nurture your leads come in. NYL is the online sales assistant our team uses to track leads, nurture clients and ultimately close deals.

For agents and brokers who want to stay organized, close more deals, and scale their business, a NYL is no longer just an option—it’s a must-have tool.

In real estate, timing is critical. A single missed follow-up could mean losing a client to another agent. NYL allows you to store all your leads in one place, track conversations, and set reminders so no opportunity slips through the cracks. It doesn’t just store contact information—it helps you personalize your communication. By tracking your clients’ preferences, budget, and buying timeline, you can tailor your approach and position yourself as a trusted advisor rather than just another salesperson.

A few months ago, I was able to close 15 Million cash transaction because of NYL. I had been coordinating with the client for a year. He was looking for a property in uptown CDO and was quite specific with his requirements. Since I knew he was a qualified buyer, I would keep sending him new listings from time to time until finally he found a corner property he was interested. I was on vacation in Japan, in Tokyo Disneyland when he made his offer. I relayed it to the listing agent and long story short, an agreement was made. When I arrived back in CDO, we met up to close the deal.

4.     Attend Trainings & Realty events, invest in continuous learning

In real estate, knowledge is your greatest asset. Markets shift, client expectations evolve, and new tools are constantly being introduced. To stay ahead, you need to continuously sharpen your skills and expand your network.

Every training you attend, every developer event you join, is an opportunity to pick up practical strategies that can elevate your business. As iron sharpens iron, so does man sharpen one another. When you surround yourself with real estate professionals, you get exposed to their experience, knowledge, listings and client stories you can learn from. Energy is contagious and you’ll get to borrow the energy of top agents which will help you close your first deal.

When you invest in continuous learning, you’re not just upgrading your own skills—you’re also adding value to your clients. You’ll be more confident in answering their questions, guiding them through complex transactions, and presenting yourself as a trusted expert in the field.

Moreover, real estate events allow you to build relationships. You’ll meet industry leaders, potential mentors, and peers who can become future collaborators. Sometimes, one connection from an event can lead to opportunities worth millions.

Remember, the most successful brokers never stop being students. They recognize that growth doesn’t end with a license—it’s a lifelong commitment. So the next time there’s a training, seminar, or networking night, don’t hesitate to join. It may just be the step that takes your career to the next level.

5.     Set up a daily schedule for real estate activities

In real estate, time is your most valuable asset. With so many moving parts—clients, listings, showings, negotiations, and paperwork—it’s easy to get overwhelmed. The key to staying productive and consistently closing deals is having a structured daily schedule.

Here’s how I usually structure my week as a real estate broker.

Mondays are for following up clients Tuesdays more follow up, site viewings, client meetings Wednesdays  are for vlogging. This is when I shoot my sit down vlogs inside my studio Thursday property tours, client meetings, meetings with new agents Fridays are for property shoot. This is why I shoot new listings or developer model units Saturdays are for real trainings/activities Sundays are for church/family day

First, structure your week and dedicate it to specific activities. Since I have a lot of responsibilities – I sell real estate, create content, manage the realty and help grow the team I have to divide my team between these 3 things. That’s on top of being a mom and wife. I try to get everything done by 3pm since that’s when we have to pick up Raine from school. I also get up on 5am MWF since I do Crossfit at 6am. It’s also important to include working out in your schedule as having a lots of energy and a healthy body will allow you to get maximum results.

As a new agent, here’s also a schedule you can follow:

☀️ Morning Routine (8:00 AM – 10:00 AM)

  • Review Daily Goals – Look over your appointments, tasks, and targets. What are the top 3 things you want to accomplish for today? Write them down.
  • Check Emails & Messages – Respond to urgent client or broker inquiries. This is when I check all my social media and messaging platforms. Messenger, viber, whatsapp, email to ensure I can respond promptly. Make follow-up calls to warm leads. Send emails, text blasts, or chat messages to nurture new inquiries.

📞 Lead Generation & Prospecting (10:00 AM – 12:00 NN)

  • Post on social media to attract fresh prospects. Schedule your posts at least 1 week in advance 4x a day.
  • Log all interactions in your Nurture Your Leads to keep track of conversations/store new inquiries.

🌐  Engagement & Marketing (1:00 PM – 3:00 PM)

  • Meet with clients for consultations or property viewings. Conduct property tours for interested buyers.
  • Attend broker events or developer trainings to stay updated.
  • Check new listings or developer model units. Take photos/videos for marketing content.

Starting a career in real estate can feel overwhelming at first—but with the right roadmap, you don’t have to go through it alone. At Truly Wealthy Realty, we’ve built a clear 5-step process to help new agents start strong: from onboarding and compliance, to building your online presence, mastering tools like Nurture Your Leads, investing in continuous learning, and setting up a daily schedule that drives results.

Remember, real estate success doesn’t happen overnight. It’s built on discipline, consistency, and a willingness to learn. By following this roadmap, you’ll not only close deals—you’ll grow into a trusted real estate professional who makes a lasting impact.
