My First TikTok Sale (11M!): What I Learned After 2 Years of Consistent Posting

Yesterday, my client reserved an ₱11,000,000 property—the Magna Obra unit of Intalio Estates. The moment he stepped inside the model unit, he immediately fell in love with its beautiful façade and spacious layout. But what makes this story even more interesting is how he found me: through TikTok.

A few days ago, I was listening to an interview with Cody Sanchez, and one thing she said really stuck with me:

"If you really want to help people, post the shiny things along with the sht."*

The shiny things are the wins, milestones, and goals we achieve. The sht* is everything people rarely talk about—the grind, the setbacks, the countless hours of work it takes to get there. This story is both.

The Journey to My First TikTok Sale

When I started as a broker, online marketing looked very different. Leads mainly came from online marketing portals like Olx, Sulit.com and Ayosdito. Now, it has shifted to property portals (Lamudi, Proppit), Facebook ads, and YouTube. Over the years, these platforms have been steady sources of inquiries. TikTok, however, was uncharted territory for me.

I opened my TikTok account in 2019, but I didn’t post consistently until 2023. At first, I saw no results. No leads, no clients. But I believed it was only a matter of time. After all, TikTok’s audience was maturing—from kids doing dance trends to adults using the platform to discover products, services, and even real estate opportunities.

Fast forward to today, and after 2 years of consistently uploading real estate content, I finally closed my very first sale from TikTok.

Lessons Learned

1. Social Media Marketing Works—If You Stick With It

Social media is a long game. Just because you don’t get leads right away doesn’t mean your content isn’t working. Every post builds awareness, trust, and familiarity. Consistency is key.

2. Be Willing to Put in the Hours

Behind every "shiny" sale are months (or years) of showing up—even when no one seems to notice. Closing my first sale from Tiktok was incredibly gratifying. Especially since it took me 2 years to get to this point.  If you’re a new agent, don’t get discouraged if your efforts don’t pay off immediately. Keep refining your content, learning from feedback, and showing up.

3. Adapt to Changing Platforms

What worked five years ago might not work today. Online marketing has evolved—from online portals to Facebook ads, and now to TikTok and short-form video. If you want to stay relevant, you need to be open to adapting and experimenting.

Final Thoughts

Closing this ₱11M Magna Obra unit wasn’t just a win for my client or for me as their broker. It was also proof that patience + consistency + adaptation = results.

TikTok might not have been the obvious choice for real estate years ago, but today it’s becoming a real channel for generating serious, qualified leads. And this sale is just the beginning.
